The Fall Parade of Homes…

one of our Associations signature events is fast approaching. All last-minute steps are being taken to assure the Parade will get the type of advertising and promotional support necessary to make it another huge success for all participants involved.

The three-weekend event, begins Saturday, October 5, and runs through Sunday, October 29th. One hundred and thirty-two new homes will be on display built by 48 of the area’s leading builders in 58 of the areas most desirable new home communities. They range from $151,000 to $1,500,000 – a full spectrum of newly constructed homes priced for exceptional value and investment.

This year’s Fall Parade will feature a fun Facebook Contest. It encourages members of the public to “Tell Us What You Love” in the Parade of Homes toured, by taking a picture of whatever catches ones eye and posting it online. Every weekend during the Parade someone will be selected at random to win a $50 gift card, just for participating. The contest runs October 1st through October 20th and details and rules can be found on the AHA Facebook page.

All advertising and promotional options selected for communication with our target audiences have been enhanced via use of the most effective media options felt to be available to us in the area. We are very optimistic about a greater public response.

This Parade also features a hard rollout in terms of making visible the Parade of Home Promotion as part of the Associations newly developed new homes website – ahouseahead.com. Not only to promote the Parade of Homes, but the availability of ahouseahead.com for use year-round for anyone looking for a new homes for sale in the area at any time during the year.

MABCD Status of Operations

The most recent meeting of our Codes and Standards Committee featured a status report on the operation of MABCD. There was discussion of several recent concerns expressed by several members about the timing of service delivery by staff – citing too busy to look up information requested, or citing everyone being so busy work flow is getting slowed down and response times extended. Such being made known to the Committee it was felt that candid discussion was needed to identify any problems that might be developing. Discussion of solution options for consideration so that any actions that need to take place will take place immediately to bring service delivery back into balance. As always, MABCD management is most willing to address concerns and we continue to look forward to a good working relationship. To gather more timely and accurate information, consideration of conducting a quarter survey of members who have interaction with MABCD is being considered as a benefit to all parties involved.

Expansion of the Plumbing Board

With Wichita City Council and Sedgwick County Commissioner approval of a Resolution to expand the Plumbing Board by two members, the term of service of those on the current Board sunsets. Steps are being taken to solicit names of qualified tradesmen and others to serve on the expanded Board. Anyone interested in being considered for service in this regard is encouraged to contact MABCD to find out details, or Wess Galyon with the Wichita Area Builders Association. SCA Advisory Board Application

The City of Park City, Kansas has passed an ordinance that states, in part, that “Construction activities shall be prohibited on Sunday or on any government holiday and other than the hours of 7 a.m. to sunset on Monday through Saturday when conducted in close proximity to residential areas and when performed by a person or entity that is performing such construction activities for compensation. Meetings with Evergy (formerly Westar) Beginning to Bring About Improvements

Meetings of members of our Developers Committee and Evergy are beginning to take place in an effort to bring about changes agreed to in concept that can lead to more timely utility installations in new developments. As well a development of a process to be followed that will allow developers to use ILOC’s in lieu of having to make cash deposits in order to gain the installation of utility infrastructure in new developments. The first of several meeting in these regards will take place in the Association offices on October 9th. All members will be kept current on progress being made as meetings occur.

Availability of Financing by City of Wichita when sewer and water main extensions are needed for new developments

Due to conflicting information about the city of Wichita having the financial capacity to finance the extension of sewer and water mains when needed by developers, the Committee has invited the Directors of Public Works, and Finance to meet with members of the Committee during our October meeting to discuss the challenges and facts surrounding this issue, and what developers can expect to be able to secure when needed going forward. This will be important and all members of the Committee are encouraged to attend.

Recent Appointments to the Wichita/Sedgwick County Metropolitan Area Planning Commission

As you are aware, the Association is very vigilant about monitoring activities of local government entities having to do with appointments made by elected officials when in office to various boards and commissions. The activities and the decisions they make, can have an impact on what our members have to comply with on a daily basis engaged in the residential and light commercial segments of the construction industry in our area. In conjunction, we are pleased to report that three individuals that the Association supported were recently appointed to the Wichita/Sedgwick County Planning Commission in recent weeks. Bob Dool and Joe Johnson were re-appointed to serve another term; and Hugh Nicks was newly appointed to the seat formerly held by Don Klausmeyer, whose term expired the end of August of this year. We congratulate those who were recently re-appointed/appointed and will continue to support them during their terms of service. We also want to thank Don Klausmeyer for his terms of service on the Commission – a job very well done.

Basic and Advanced Sales Training Under Development

There is hardly anyone involved in the various segments of the home building industry that could not benefit from ongoing marketing and sales training. With that in mind and after a lot of discussion with various members about the need for more timely and relevant education, our Committee has begun the process of working with local consultants/trainers to develop a series of basic and advanced sales training seminars for the benefit of anyone engaged in such endeavors. It has become clear that it is time to offer timely seminars on how to improve marketing and sales in order to grow one’s businesses and become more successful. Stay tuned as more information will be made available in the coming months as specific seminars are put together, and scheduling of offerings announced.

“Target One” … is Theme for Fall New Member Recruiting Drive

Our Fall Membership Drive has kicked off and will run through October 29th. We are challenging everyone to “Target One” and recruit one member each. Our goal is to recruit 40 new members in this drive. Wess Galyon has agreed to go in the dunk tank again at the Chili Cook-off if we reach or exceed our goal. So join us in making sure we reach 40 new members!

Cash Prizes will be given to the top 3 recruiters – 1st Place – $250, 2nd Place – $150 and 3rd Place – $50. The winning team members will also each receive a $50 gift certificate to the Scotch & Sirloin. Everyone who recruits a new member will be invited to a wrap-up mixer at Chicken N Pickle.

Sedgwick County District Attorney, Marc Bennett, Very Informative

The most recent meeting of our Next Gen Group featured a presentation and discussion of all the things our local District Attorney, Marc Bennett, is involved with on a daily, ongoing basis. After meeting Marc and learning of the importance and significance of what he and his team does by engaging law enforcement entities, other public agencies, and the public itself in the area to learn about, monitor, and take actions to protect our communities, I think everyone would agree, he is the best man for the job. He has put together an excellent team of attorneys, investigators, and key others with challenges and issues faced by them daily. Among issues and concerns discussed were growing drug problems, especially among the homeless population; sentencing of those who break the law, addressing issues they have after they are sentenced and put in help programs and on parole; and the need to address more impactfully how society deals with those who have mental issues in an effort to reduce the type of crimes some are likely to commit that we are all seeing the impact of on an ongoing basis. If you ever have the opportunity to hear Marc speak, you should take advantage of what he has to say in his capacity as District Attorney. You’ll be glad you did.

Putting It All Together Mini-Seminar Well Received

Members attending our most recent meeting of the Council were treated to a presentation by Laura Oxley, Next Level Advertising. Laura aptly titled the presentation “Putting it All Together” where she tied the subject matter and information presented during mini-seminars presented during the first half of the year into an integrated plan. This is a guide of implementation of certain inter-related initiatives in order to move a company forward toward achieving greater success. Excellent feedback was received from those attending, and efforts are being advance to continue the quality level of mini-seminars planned for the remainder of this year. If you have been attending you know the relevance and value of the type of information being presented and shared. If you have not been attending, we encourage you to do so in the future.

Workforce Development Collaboration Off to Good Start

Efforts continue to find ways to improve methods to inform, educate, and encourage students to explore the benefits of working in the trades, in addition to taking classes offered by area middle schools, high school, and vocational tech school. To improve opportunities to get students in programs that allow, and promote hands on application of what is being learned as a result of being able to work on job sites, WABA is working with our Kansas Building Industry Association to secure a waver from the Kansas Department of Labor that would allow persons 15-17 years of age to be employed by builders and trades partners to actually work on site and be paid while doing so to give them actual experience in a real-time environment. Our efforts are patterned after a similar waver secured by the Colorado Springs Builders Association which has proven to have a very positive impact on their Associations efforts in this regard. Everyone will be kept advised of progress being made as steps are taken to move this initiative forward.
